I recommend looking at http://www.airbnb.com. I have just booked a small apartment for myself for £60 a night which has a small kitchen, bedroom, kitchen/dining/lounge and bathroom. I have been using Airbnb for the past year and frankly would rather stay in a "home" than a bnb when possible. 10 people though is a lot to cater for so it might be hard find a place. If you were 6 or under it is much easier.
