Anyone here a plumber?

Post by peetee »

...That could help me quieten our kitchen tap?
It is a Bristan mixer tap, about 4 years old and it has developed a leak and brays like a donkey. The first symptom was a leak. when the tap was turned off the water would stop when a few degrees from the off position then start to drip when completely off. This problem was stopped for a few days with a new seal on the inside end of the hot tap gland. The drip returned but only when another tap was used. Then the thing started to make a terrible vibrating din (and leaked) when another hot tap was used, then when it was used and now also when the cold tap is used.

Help!

It is not the job of a plumber to address such issues. The tap clearly does not function properly.A sensible plumber would fit a replacement and then return the offending tap to either the retailer or to the makers,Bristan. Taps were never an issue before some smart person introduced more expensive taps with ceramics etc. ie taps that defy servicing

Braying like a donkey :D Suggests air in the system and a poorly secured pipe somewhere.
When fitted the new seal did you fully reopen the isolation valve for the tap? Or did you turn off at the stop tap and if it is one of those high rise kitchen tap thingies which need a mains pressure on both hot and cold to function. In which case Did the stop tap fully reopen could the pressure be restricted?

The isolation valve is fully open. In amongst all the symptoms I had removed the hot tap gland another two times to check my work and any visible problems.

Ceramic disc taps can be serviced/repaired you just replace the gland. Bit dearer than a tap washer but not overly expensive. https://www.screwfix.com/c/bathrooms-ki ... /cat820108

Could it be that the new tap is generating a resonant frequency? In that case the vibration could be coming from anywhere along the pipe.

Try twiddling any of the valves on the supply. Is there one under the sink? Or, as already suggested, look at the fixings for the pipes.

The answer is to fit or have fitted a new tap,in the past two years after 15 years constant use two taps had slight leaks(hard water area),I've replaced two mixer taps in our house with these:- https://www.victorianplumbing.co.uk/con ... lsrc=aw.ds
Problem solved :)

Just been investigating futher. It seems the vibration stops if you hold the hot tap body (gland) steady. I am going to try to find some PTFE tape and report back.

Hi there, Don't recall where I read it, if the water cause limescale build-up the ceranic disc from inside a tap may be cleaned by steeping it in Denture Cleaner? Sounded logical.
Have you heard about the reluctant plumber? He wouldn't do a tap  . TTFN MM

It could be you have a pipe that has come loose may be when you worked on the tap you may have dislodged one of the pipe clips.
It may just be that a pipe has worked loose and has nothing to do with the tap maintainance work.

The main body of the mixer tap has not been disturbed and is still soundly and squarely attached to the sink. I have only removed the gland for the hot water. Because the gland is horizontal removing it hasn't created a turning force that would have affected the vertically located mixer body.

If you've still got the water hammer try throttling back the stop tap.

What's that in layman terms?

Reduce the water pressure by turning the stop tap down a little.
